The important factors to be maintained optimally were – Energy and water use, Internal environment (health and well-being), Pollution etc.
Water leakage from unattended water heaters was posing a challenge to the maintenance team. These incidents resulted in damage of the suites causing financial overheads. The maintenance team were not having any idea about any water leakage, and they were not sure how such situations could be addressed well in advance.
Few of the challenges the maintenance team faced were around ensuring optimal temperature in specific areas according to the need.
The HVAC systems have to perform at their optimum and meet the latest health code standards and requirements especially due to the global pandemic.This problem needed a proper solution.
Dealing with after-hours access and vandalism in the facility is also a challenge to the team.
With easy implementation of DreamzCMMS and minimal hand holding, all stakeholders were onboarded in the system.
Smart Solution with IoT Sensors
The IoT sensors that were utilized as part of this implementation helped in taking care of the challenges faced by the maintenance team.
Some of the IoT sensors that were utilized to address the customer challenges were:
Wireless Water Detection Sensors were installed for water heaters and similar equipment.
Temperature Sensors were utilized throughout the building to monitor offices, conference rooms and hallways etc.
Air Quality sensor, Vibration sensor and AC Current Meters on HVAC air circulation fans, pumps, motors, and ducts were utilized.
Open-Closed Sensors on the main doors and Motion and Occupancy Sensors were placed in strategic areas to detect break-ins and after-hours access.
The IoT sensors interact with DreamzCMMS wirelessly. The maintenance team can now monitor the performance of their building plumbing, doors, and HVAC systems through DreamzCMMS. In DreamzCMMS, notifications are set up to alert the team whenever the sensor data communicates any potential threats. This automatically creates maintenance requests (Work Orders) which allows the team to respond immediately.
Timely alerts for any threats like malfunctioning of building boilers, reducing temperature, water heater leaks, detecting break-in threats are easily achieved through respective sensors. With the usage of appropriate sensors along with DreamzCMMS, costly damages and threats could be avoided several times. This resulted in reduced energy, capital and operation costs. It has also helped to keep the premises safe and secure. DreamzCMMS by leveraging its sensor solution, minimized HVAC system downtime, improved air quality, reduced maintenance costs, and improved equipment reliability and productivity for the customer.
